You’ve got some cash in your account, your looking for a place to put some SMSF money or you’ve just found out you have equity in your property and want to get it to work. You like property as an investment vehicle but developing it right now on your own is not an option for you. You may already have your portfolio right where you want it and now it’s time to look at other opportunities, like, becoming a “Personal Lender” to someone who could do with some extra funds in their property project to increase profits…by say, getting onto future expenses now and reducing the project time OR it may be the case that they know of a very profitable block that’s coming onto the market but all their cash is tied up in their current project and will be for months. Situations like these are worth many extra dollars to the developer and they’re prepared to share the benefit with you if you can help them achieve it financially. There are various ways to lend to a developer and all of them attract a higher than average return. The amount may seem high to most but when you look at the overall cost of their project, it often falls somewhere between 0.2% – 1% of their total cost so it is small to them. After a discussion with the developer to arrange the terms and conditions that you both require, we arrange for solicitors to draw up the official paperwork and settle the loan with your money. 6-12mths later, the loan is paid back, and you may decide to do it again, or lend to another developer who has a better offering, the choice is yours…no institutions influencing the contracts, just you and the developer…with a little help from us.
